An extension is a popular option for homeowners who need more space but don’t want to move. Extending your current home is often a cost-effective way to increase the footprint and create more usable living space for your family. With permitted development rights eased in recent years, building an extension has become a more straightforward process – often without the need for full planning permission.
For this project, our clients had outgrown their existing layout and needed a larger family space. The goal was to create an open area where the children could play and the family could come together for meals. Natural light was a key design consideration, helping to establish a bright and welcoming atmosphere.
To achieve this, we extended the rear of the property. The original back wall of the house was recessed, reducing the usable internal space. We removed this wall and built out into the garden, installing bi-fold doors across the rear to bring the property into one continuous line. This created a spacious rectangular open plan area, which now functions as the kitchen and dining space.
The ceilings in this new area were completely removed and replaced with a vaulted ceiling, complete with Velux roof windows. Vaulted ceilings and roof lights are a popular choice with our clients – they dramatically increase the sense of space and allow more natural light to flood in, making the room feel bigger and more connected to the outdoors.

Next, we refurbished the living area. The structural wall between the dining room and living room was removed, allowing this space to become fully integrated with the new kitchen extension. During the renovation, we uncovered the original chimney breast, and to the clients’ delight, the exposed brickwork was in excellent condition. Rather than plastering over it, they chose to keep it as a feature wall – adding warmth and character to the room.
With the renovation and structural changes completed, the home was transformed into a large L-shaped space that stretches from the front of the property to the rear. The result is a versatile family area that incorporates a new kitchen, dining space, and play area – perfect for a growing family.
